Who is responsible for your data

The controller of the personal data processed on this site is Patricia Teixeira, who works professionally as Vera Teixeira, a real estate broker registered with CRECI SP 236243.

The site and the system that receives private-list sign-ups are run on her behalf by Vortiq, who processes the data only on the controller's instructions.

The data protection officer (encarregada, LGPD art. 41) is Vera Teixeira herself, at vera@corretoravera.com.br.

What we collect

When you join the private list through the form, we collect only what you fill in and a little context about the submission:

• your full name;
• your phone or WhatsApp number, with the country code;
• your email address;
• the confirmation that you accepted this policy, with the date of the version you accepted;
• the language and the page the form was sent from;
• where present, the campaign that brought you to the site: the UTM parameters, ad click identifiers (gclid, gbraid, wbraid and fbclid) and the address of the site you came from.

That campaign information is kept in your own browser only until you close the tab, and only leaves it if you send the form.

To protect the form against spam, the server receives your IP address when you submit and uses it only to limit abuse; it is not stored with your request. Cloudflare Turnstile also checks, in your browser, that the submission comes from a person.

Measuring how the site is used and measuring ads only happen with your consent, given in the cookie banner; the Cookie Policy describes each. The news you ask to receive arrives on WhatsApp, at the number you left. Those messages, and the conversation that starts when you click a WhatsApp button, happen on WhatsApp, under its own rules.

What we use your data for, and on what legal basis

• Answering your message and talking with you about the development, with Vera Teixeira: the legal basis is the preliminary steps to a contract taken at your request (art. 7, V), and your consent, given by ticking the box on the form (art. 7, I).
• Sending news of the development through the contact details you left, especially through WhatsApp, when you join the private list: your consent, given by ticking the box on the form (art. 7, I).
• Measuring how the site is used (Google Analytics): only with your consent to analytics (art. 7, I).
• Measuring whether an ad brought you here (Google Ads): only with your consent to marketing (art. 7, I).
• Protecting the form against spam and abuse (Turnstile and submission limits): legitimate interest in keeping the site secure (art. 7, IX).

We do not sell or rent your data, and we do not use it for automated decisions or for any purpose other than those listed above.

Who we share it with

Your data is seen by Vera Teixeira and, to keep the system running, by the site's operator. Beyond them, some providers process data on the controller's behalf, each only for its own function:

• Cloudflare, Inc. (United States): hosting and delivering the site, and the form's anti-spam check (Turnstile).
• Hostinger (server in France): the database where sign-ups are stored.
• Resend (United States): sending the email that tells Vera Teixeira about each new request.
• Google LLC (United States): the email service where Vera Teixeira receives the notice of each new request; Google Tag Manager and Google Analytics, only with your consent to analytics or marketing; and YouTube, through youtube-nocookie.com, only if you click to watch the project film.
• Meta (WhatsApp): when Vera Teixeira sends the news to the WhatsApp number you left, and when you click a WhatsApp button and choose to talk.
• A weather service, queried by our server to show the temperature in Pinheiros on the page: the query carries none of your data.

We do not share your data with other agents or with third-party lists.

International transfers

Some of these providers process data outside Brazil: in the United States (Cloudflare, Resend and Google) and in France (Hostinger). These transfers are made under art. 33 of the LGPD, on the basis of the contractual data protection safeguards these providers offer and, for analytics and marketing, of your specific consent.

How long we keep it

• Private-list sign-ups: up to 24 months after the last contact with you, or until you ask for deletion, whichever comes first.
• Google Analytics data: 14 months.
• Your choice in the cookie banner: 6 months, after which we ask again.
• The campaign information, in your browser: until you close the tab.

Your rights

Under the LGPD (art. 18), you may ask at any time for:

• confirmation that we process your data, and access to it;
• correction of incomplete, inaccurate or outdated data;
• anonymization, blocking or deletion of data that is unnecessary, excessive or processed in breach of the law;
• portability of your data to another provider;
• deletion of the data processed on the basis of your consent;
• information about who we share your data with;
• information about the option not to give consent, and what happens if you do not;
• withdrawal of consent.

To exercise any of these rights, write to vera@corretoravera.com.br. We may ask you to confirm your identity first, to protect your data, and we answer within 15 days.

Your cookie consent can be changed or withdrawn at any time with the Cookie preferences button in the footer of every page.

If you believe your request was not answered, you may file a complaint with Brazil's National Data Protection Authority (ANPD) at gov.br/anpd.

Security

The site and the form use a secure connection (HTTPS). The database of requests is not reachable from the internet, and the panel where requests are read requires a login. Access is limited to those who need it to answer you.

Changes to this policy

This policy may be updated when the site changes. The date at the top shows the version in force, currently October 9, 2026. Material changes to the use of cookies make the cookie banner ask again.
